In the face of the housing crisis in Poland, we are seeking new solutions to increase property acces sibility. One of the proposed solutions is social housing, which is beginning to gain attention in Poland. Although there is no precise definition for this concept in Polish, terms like „Baugemeinschaft” in German describe building or housing communities where residents collaboratively build and manage buildings.
An example of a city struggling with a shortage of social housing is Poznań. In response to this situation, a social housing project has been proposed for Bielniki, located near the Wartostrada. The location offers residents a bike commute to the city center in just 15 minutes. Additionally, the urban planning project includes creating a connector road between Stadion Szyca and the Warta River, while considering existing urban composition axes and air channels. One of the distinctive elements of the project is its inclusive nature. The development will not be fenced, and communal spaces will be open to all residents. Garden pavilions, usable roofs, and social spaces will be publicly accessible. The designed buildings will draw form and composition inspiration from the city villas in the neighborhood.
The form of the buildings is influenced by the materials used. The buildings are made of CLT panels and covered with fiber-cement panels. Communication occurs via an external gallery constructed from prefabricated reinforced concrete elements. The housing system consists of six types of apartments: three single-level, two duplex, and co-living units.
